Infrastructure works on the Torre development begin in December

The construction of infrastructures for the Torre development - which is part of the Terras da Comporta project - was awarded to DST S.A. which won the tender in which 11 companies took part and which should begin the preliminary works after the contract signing.  The construction works costing 30 million euros will be done in one stage and has a completion deadline of 2 years.  The supervision of the works will be undertaken by Tecnoplano.

This parcel of land denoted as ADT2 (Tourist Development Area), which with the Dunas - Terras da Comporta, corresponds to assets acquired from Herdade da Comporta by Vanguard Properties (88%) and Amorim Luxury (12%) in 2019 and cover a 365 hectare area earmarked for a mixed project that combines hotels, residential real estate, services, culture and sport. 

The property, located in the borough of Alcácer do Sal, by the place Torre from which it takes its name, will encompass 245 plots for detached homes, three tourist villages (50+256+136 accommodation units), two hotels (210+225 rooms and two aparthotels (178+263 accommodation units).

In total, the Torre development represents an investment of up to 850 million euros from a total of 2.3Bn euros that the developer will invest in the Comporta area in the coming years.

José Cardoso Botelho, CEO of Vanguard Properties emphasises the attention paid to environmental sustainability issues and landscape integration which he considers the corner stone of these projects.: “This respect for the environment translates into, among other aspects, the use of sustainable materials and renewable energy sources wherever possible. We will also build an effluent treatment station whose water will be used to irrigate the green spaces”.

But the real news, according to José Cardoso Botelho, and something he describes as a first in Portugal is that: “As part of these projects, a supervisory group will be set up in partnership with Greenlab, a company within the Saraiva + Associates group, with national and international specialists from the environmental sphere that will help to implement a raft of proactive measures with a view to ensuring the preservation of the magnificent natural surroundings of these projects”.

In this sense, the Torre development will present a very disperse and small-scale construction: housing and hotels with a maximum of four floors. 

Saraiva + Associates will be responsible for coordinating the architecture for the Torre development taking into account the size and philosophy of the project which will also involve other architects in a competitive tender, although, as Miguel Saraiva says, diversity should not overshadow the balance and harmony demanded by both the developer and the specific characteristics of the land.  

In addition to the two hotels, the management of which is being negotiated with brands of international renown, it is planned that at least one of them should have a the wellbeing concept, while an 18-hole golf course designed by a famous duo of experts in the golf course project field is also planned.   Apart from golf and with the objective of dealing with the issue of seasonality, the Torre development will also include other facilities for sports like tennis, padel tennis and even a football academy.

Vanguard Properties which already is marketing Comporta and Muda Reserve, is awaiting the completion of legal formalities to press ahead with the development of Dunas, the other development that is part of Terras da Comporta, situated in the district of Grândola.
